What actually happens during the 40-point service
We work to the manufacturer schedule for your model. The list below is the common spine — your particular boiler will pull in a few brand-specific extras.
- Open the case, visually inspect every internal joint and seal
- Pressure test the gas supply at the inlet test point
- Flue gas analysis (CO, CO₂, ratio, room oxygen reading)
- Combustion chamber cleaned, heat exchanger brushed if accessible
- Burner removed and cleaned, injectors checked
- Ignition electrodes inspected, gap measured
- Condensate trap drained and refilled
- Expansion vessel pressure checked, recharged if needed
- System pressure read on a calibrated gauge, repressurised to manufacturer band
- All seals and gaskets inspected for hairline weeping
- Electrical bonding and earth continuity confirmed
- Controls and thermostat cycle test, motorised valve test
- Magnetic filter checked, cleaned, inhibitor refreshed if reading low
- Declaration of Conformance and service report emailed before we leave
Why bother, if the boiler seems fine?
Two practical reasons. First, every major manufacturer warranty in Ireland is conditional on annual servicing — skip a year, lose the warranty. Second, the failures we catch on a service are usually under €100 to fix; the same fault three months later, on a Sunday morning, with a child in the house, is a different conversation. About one in six services this winter caught a slow leak, fouled flue or aging expansion vessel before it became a callout.
Landlord gas safety inspection
If you let a property in Dublin 8, your tenancy obligations include a gas safety check. We issue the inspection certificate with all the same flue analysis and pressure data as the annual service. From €110.
Service plans for households with two or more appliances
- Single annual service — €85 per visit, pay as you go
- Service plan — €120 per year, includes service, conformance cert, and €0 callout fee on a same-day repair within the year
- Multi-property plan — for landlords with 3+ tenancies; price on application
