1. Who we are

Kilmain Express Plumber ("we", "us", "our") is a sole-trader business registered in Ireland, trading from 47 Brookfield Road, Kilmainham, Dublin 8, D08 V2X4. 2. Using this website

This website is provided for general information about our services and to give you a way of reaching us. By using the site you agree to these terms. If you don't agree, please stop using the site.

The content is provided on an "as-is" basis. We make reasonable efforts to keep the information accurate but we do not warrant that the site is free of errors, omissions or interruptions. Information on this site is not professional advice for your specific installation — for that we need to look at your boiler.

3. Booking a service

A binding contract for plumbing or gas work is formed only when we issue you a written quote or work order which you accept (by phone, email, or signature on our tablet at the property). A request for a quote is not a contract. Our quotes are valid for thirty days unless otherwise stated.

We will identify ourselves on arrival and carry photo ID. If you are not at home and we attend at your specific request, you will be liable for a wasted callout fee equal to our standard weekday diagnostic charge.

4. Prices and payment

Published prices on this website are indicative starting points. The actual price for your job is set out in the written quote we issue before work begins. We accept payment by card on the tablet at completion, bank transfer (details on the invoice) or cash. Payment is due on completion of the work unless a different schedule is agreed in writing.

VAT, where applicable, is included in the totals shown on quotes and invoices.

5. Workmanship warranty

We provide a twelve-month workmanship guarantee on every repair and installation we carry out. The warranty covers labour to put right any defect in our work. It does not cover damage caused by misuse, third-party work after we leave, system corrosion arising from lack of inhibitor maintenance, or fair wear and tear on parts that have a shorter natural lifespan.

Manufacturer warranties on parts (typically two to twelve years depending on brand and service-plan status) sit on top of our workmanship guarantee. We will help you claim against a manufacturer warranty when one applies.

Your statutory rights under the Sale of Goods and Supply of Services Act 1980 and the Consumer Rights Act 2022 are unaffected by these terms.

6. Cancellation

You can cancel a booked appointment up to twenty-four hours before the agreed time at no cost. Cancellations inside twenty-four hours may incur a charge equal to fifty per cent of our standard weekday callout (€38). Emergency callouts already dispatched cannot be cancelled without charge once the engineer is en route.

For installations and other works billed by quote, you have the right to cancel within fourteen days of the contract being formed, in line with the European Communities (Distance Marketing of Consumer Financial Services) Regulations and the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013, except where the work has been completed at your express request before the end of the cancellation period.

7. Liability

We carry public liability insurance of €1,000,000 with Allianz Ireland. Our liability for any single claim arising out of work we carry out is limited to the value of that insurance cover, unless a higher limit is required by law (for example for death or personal injury caused by our negligence, where no limit applies).

We are not liable for indirect or consequential losses — for example, loss of business or earnings — arising from a heating failure, except where caused by our negligence or breach of contract.

8. Governing law

These terms and any contract formed under them are governed by the laws of Ireland. Any dispute will be subject to the exclusive jurisdiction of the Irish courts.

If you are a consumer based in Ireland or another EU member state, this clause does not affect your right to bring proceedings in your country of residence.

9. Changes to these terms

We may update these terms occasionally to reflect changes in law or how we work. The current version is always on this page, with the "last updated" date at the top.
